GARAGE SPECIFICATIONS 
These standard specifications are designed for a standard 20’x24’ attached garage.  All framing and structural materials will be in accordance with all Building codes and the appropriate local municipal inspections department. Addendum page may change scope of these specifications.
Exterior doors:

One white 16’x7’overhead garage door with glass
One Garage door opener and wireless keypad

Exterior siding: Same as the House
Shingles: Same as the House

2x4 exterior walls nine foot high
7/16" OSB plywood on exterior walls, ½” roof sheathing with
15# tarpaper

Drywall: 5/8” F.C. Drywall, mud, taped and painted, installed on the firewall that separates the house and garage
Garage ceiling may be drywalled with 5/8” F.C. drywall if required to meet fire codes.
Electrical: Two centrally located ceiling porcelain light fixtures
Outlet in ceiling for garage door opener 
                     Three GFI outlets- one on back and one on each sidewall
Outside wall lights-two on front of garage

SITE SPECIFICATIONS
All site work will be done in accordance with all Building codes and the appropriate local municipal inspections department. Addendum page may change scope of these specifications.

Excavation:

Basement or crawl space will be excavated 5’ larger than foundation to a depth of 2” below top of footer.
Dirt will be stored on site for backfill of foundation.

Hauling off or the addition of excess dirt will be added to the cost of the project.

House Foundation:

Basements are 8” X 96” poured concrete.
Crawl spaces are 8” X 48” poured concrete with 1” Thermax Foam on interior.
Attached garages are 6” X 48” poured concrete.
Footers will be designed to meet local code requirements.

Garage Foundation: Attached garages are 6” x 48” poured brick form concrete.  Footers will be designed to meet local code requirements
Porch Foundation: Porches are 6” x 48” poured brick form concrete.  Footers will be designed to meet local code requirements.
Waterproof:

Basement foundation walls will be damp proofed with heated black bituminous tar.
Tie holes will be individually coated with trowable tar

Basement Egress Window: At least one window will be a 48” x 48” vinyl installed within 44” of finish floor with a steel egress window well installed to the depth of the window.
Sump Pump: Basements shall have an automated switched pump installed in a plastic pit with discharge to exterior.
Drain Tile: 

Interior drain tile shall be imbedded in road gravel.
Basements will have 3” perforated drain tile installed around the interior of the footings, terminating in the sump pit with pump.
Egress window wells will have drains extending down to the drain tile.

Grading/Backfill: Foundation will be backfilled with available dirt from excavation with the fill water-soaked for settlement after home has been installed. 
Sand & Gravel: Aggregate material required as under slab fill, plumbing rough in, and drain tile installation.
Basement Floor: 4” concrete slab poured over a level layer of 47B granular fill.  Slab to be sawn or hand tooled with expansion joints.
Garage Floor: 5” Concrete slab with 6” x 6” wire mesh doweled into foundation around perimeter.
Porch Floor: 5” Concrete slab with #4 rebar mesh installed.  2’ O.C. each direction.
Stoop Cap: Minimum 5’ X 5’ area with frost-free footing and concrete cap in front of 3’-0” in-swing exterior doors not served by a porch or garage.
Driveway & Approach: 5” concrete slab with 6” X  6” wire mesh extended from a public roadway to the front of the garage or back of parking area.  Width of Driveway shall be 1’-0” wider then the garage door opening.
Patio: A 10’-0” x 10’-0” x 4” concrete slab with 6’ X 6” wire mesh doweled into foundation wall where abutting and sloped away from foundation. 
Patio Steps:

Steps and risers installed at a sliding patio door to step down to concrete patio or yard.

In-Swing Landing: In-swing patio doors must, by code, be served on the exterior by a deck or at least 3’ landing with steps down to concrete patio or yard, a stoop cap as described above may also be used.
Curb Cut: The curb would be ground down to street level for the installation of the approach and driveway as listed previously.
Private Walk: 42” wide concrete walk 4” thick extending from parking area to front door.  Additional walk may be included at buyers request.
City Walk: A 4’ wide x 4” thick concrete slab running along public right of way as required.
Gutters: 5” seamless gutters installed on roof edge with 4” rectangular downspouts and minimum 2’ extension for house, garage, and porch.
Basement Drains: PVC drains installed under the basement floor slab to accommodate the addition of a Ύ bath installation plus a floor drain in the area of the furnace and water heater; may include a washer drain when basement laundry is specified.
Final Clean: Home is cleaned as appropriate for occupancy including, but not limited to floors, windows, fixtures, walls, cabinets and tops, basement and garage.
Sewer: City Service:  4” line extending from exterior of foundation to city owned main.
Yard: Sod and underground sprinklers included
